At Life of Riley, we know how important it is to secure the best tenants for your property. Our tenant acquisition services include handling all pre-screening, background checks, and have the correct documentation in place to ensure both you and your tenants are protected.

New Tenants
Vacancies provide a terrific opportunity to improve properties and to maximize cashflow with up to date market rental rates. We will provide current market rental rates and ensure your property is achieving the highest and best rate possible in the current market.
Obtain AAA Tenants
As your ongoing service provider we are directly invested in finding you the best possible tenant. We will conduct financing and reference background checks on all tenants, including income verification and Equifax® reports. Our landlords can expect good tenants with strong covenants who will pay on time.
Tenant Screening Services
We interview all prospective tenants in person, and verify income / financial information prior to finalizing the acceptance any new tenant.
Premium Marketing Services / MLS® and Professional Markets
Your property will be listed on the professional real estate exchange system –Realtor.ca / MLS®. Through partnership exchange programs your property will also be showcased on over 70% of all Canadian Realtor’s® websites, along with select web portals. Increased exposure is the best way to increase your revenues and to attract the best tenants
Rental Applications
Rental applications are provided and reviewed by our staff, with attention paid to Beacon Scores, quality of references, and stability of the tenants personal situation.
Standardized Leases
A standardized lease with provisions specific to your property needs will be drafted in advance of a tenant making an application to lease the property. We will review all terms and contingencies with you prior to accepting any offer to lease from a tenant.
Move-in / Move-out services
Your property will be catalogued prior to occupancy. Tenants signoff on the state of the property during their move-in, and a comparison report and exit assessment is conducted at the end of the lease. Tenants will be held responsible for any damage that is considered outside of normal wear and tear (e.g. pet damage, excess wall damage, etc.)
Information for New Tenants
It is a requirement under the Residential Tenancies Act that all new tenants be provided with a copy of the Information for New Tenants Brochure on of before occupancy. Failure to do so is a violation of the Act. We will ensure this information is delivered prior to occupancy.
Key delivery
We will conduct the handover process and collect keys at the end of the lease. You can enjoy your vacation without worrying about trying to provide access to the property for your new tenants
